Buyer Wants Flower and Coffee Shops
 at Old Arco Site

  July 2007

The owner of the site visited the 7260 board and has indicated that he wants to put in a Coffee Bean & Tea Leaf drive-through.  The 7260 board expressed concerns about queuing and/or three-point turns on Kerwood, as well as traffic disruptions on Olympic.  The board cited the serious traffic problems created by the Big Chill yogurt shop at Westwood and Olympic.

The board also expressed a desire to work with the property owner and commented on the desirability of having the coffee shop close by should all concerns be resolved.

The owner agreed to come back to the board with ideas on how to best address the concerns that were raised.

As previously noted on this website, the site of the former ARCO station, now a vacant lot on the southwest corner of Olympic Blvd. and Kerwood Ave., has been sold.  Tract No. 7260 has learned that the new owner is aware that the property—despite an intensive clean-up—remains heavily contaminated by toxic substances.

The buyer has expressed the desire to open a flower shop with an adjacent coffee shop.  However, since it will take the new owner several years to eliminate the contamination, any potential use of the site can only be regarded as speculation.
