Tract 7260 members and current Bellwood residents attended a WNC Land Use Committee meeting on October 10th at the Westside Pavilion.

The developers gave a presentation of their project followed by an energetic public comment period.  Public comments were given on a range of issues from view/privacy issues to the loss of over a one hundred affordable housing units.

The developers announced that their EIR would be out in several months.

Mike Eveloff, president of Tract 7260, presented several concerns to the developers and presented several pictures which showed the dramatic loss of views and privacy being proposed by the developers.  The questions were:

  • The project will materially impact views of existing single family/R1 properties. 

  • The project will impact privacy for residents of existing single family/R1 properties.

  • The project will likely cause disruption of local and regional traffic on Olympic Boulevard.

  • The project will create a material safety issue for people exiting the Tract 7260 area on Kerwood.

  • The project proposed is R3 or greater density and borders R1 property without any R2 buffer area.

  • The project will materially impact Westwood Charter which already cannot satisfy the demand for existing residents.

  • The project will place an increased demand on LAPD and LAFD. 

  • The project will remove vital affordable housing from the area.

New information learned at the meeting includes:

  • The project will contain roof-top decks, increasing privacy concerns and raising noise concerns.

  • The project will provide eight "affordable housing" units to replace the 113 that are being torn down.  The units will be SOLD for around $250,000 (which is roughly $1,500/mo if a low-income person can get approved for the loan).

  • The developers are considering a new traffic light on Olympic at Bellwood. 

  • Construction will take approximately 24 months.

The developer presented a foam mock-up of the project which showed the view/privacy issues.  The following show shows existing homes in the foreground and the proposed structure in the rear.  The loss of privacy and views can easily be seen.

Update:  The Bellwood Developer presented their project to the 7260 board and several concerned members on 8/13/07.  New information will be posted on the 7260 site.  Send comments to Bellwood@Tract7260.Org.

A new glossy piece has been distributed to Tract 7260 residents near the Bellwood Project.  The piece describes a brand-new proposal to create 151 “luxury condominium” residences in place of the 112 existing bachelor apartments.

The promotional piece does not describe the increase in residents that might be expected.

Representatives of the Bellwood project told a Tract 7260 board member that the structure would be 5-6 stories in height.  If true, this could severely impact Tract 7260 homeowners on streets that back up to the project.

The piece also states that “Bellwood Condominiums has met with Tract 7260…”  While the board did meet with Bellwood project representatives some time back, it was regarding a much different project.  The tract 7260 board has sent an invitation to the developer to discuss the new design with the board.
